Capability Statement
Wellington Realty Limited is an established niche Agency practice that now operates in both the Wellington and Auckland Commercial Property markets.
Wellington Realty now provides an additional service, namely Advisory Services. For more information, contact Peter Ward.
Examples of our new service will include, but will not be limited to, the following:
Due Diligence
Providing both pre and post contract advice to clients which will include, but would not be limited to, site inspections, measurement of buildings, review of leases, review of Opex and Cappex.
Property Development and refurbishment
Preparing development appraisals to determine the feasibility and viability of projects. This would include analysis of rents and yields together with buildings costs, finance costs, and projected timetable. This would also include the appraisal of refurbishment projects.
Acquisitions/Disposals
Advising both corporate clients and private individuals on the acquisition and/or disposal of Commercial Real Estate.
Site Selection and Acquisition negotiation
Once a requirement brief is agreed, WRC will shortlist suitable sites and prepare a short report on each property. Purchase negotiations will commence once the preferred site has been agreed. This process may also require a feasibility study to be undertaken.
Strategic Asset Management
Providing investors with some strategic advice regarding their property portfolios with an emphasis on but not limited to sector allocation, location, age, lease profile and ultimately income and capital growth potential.
Landlord Support
Providing Landlords both in the Public and Private sectors with a strategy on accommodation that is proving hard to lease: on the potential to increase returns/minimize risk on multi-let properties: issues and solutions for under and over-rented property: restructuring leases to increase WALT.
Tenant Support
Providing tenants of both single and multi-let property with advice on their current lease obligations and in addition would look to advise them on any further/future occupational requirements and dispute resolution.
Sale and Leasebacks
Advising owner occupiers on potential sale and leaseback options/opportunities.
